This notice is issued when the owner of the property becomes delinquent on payments, has an outstanding homeowners assessment lien, or otherwise breaches a trust deed.

On the LEFT panel of our Notice of Default reports, you'll find critical information in Bold such as the Property Address and Zip Code, the Trustee Name and the Trustee Sales Number.
Other information includes the Document Type (Breach or Default), the Assessor's Parcel Number (APN), the Recorded Date of the Default or Breach (RecDate), the Recorder's Book and Instrument Number (Bk-Inst), the Reported Document Date (RptDate), the Arrears Amount, the Date of First Delinquency (1st Due), The Original Note/Loan Amount, the Property Last Sale Date and Price, the Trust Deed or Lien Reference Book and Instrument Number (Ref Book & Ref Inst), the Title Order Number, and the Loan Number or Doc ID.

The MIDDLE panel of our Notice of Default reports contain the Trustor(s) Name(s) in Bold, along with the Assessor's known Mailing Address, Beneficiary Name, and Legal Description. "Notes" is our internal Notes field where we report any key information we may have about this listing.
This information makes contacting owners easy!

The RIGHT panel of our Notice of Default reports contain a key component of information. Here, you'll find information about the land use, and year of property construction. Also, a complete history of the property amenities. We list the number of stories, number of bedrooms, number of full baths, half baths, number of fireplaces, total living square feet, first floor square feet, 2nd floor square feet, garage square feet, carport square feet, additions & conversions indicator, pool and spa, and the property estimated acreage.

PHASE II - NOTICE OF TRUSTEE SALE
Our very popular NOTICE OF TRUSTEE SALE Report is issued daily. The NOTICE OF TRUSTEE SALE is the Second Phase of the foreclosure process because it's the next step before the sale. This phase we call the "mission critical" phase because upon issue of this notice, the cure date has expired and most lenders call the entire note due (not just the delinquent amount). After this notice is issued, the lender or foreclosing beneficiary can sell the property at auction in 21+ days.
