PHASE III - TRUSTEE SALES CALENDAR (TSC) - Email Version

By Far one of our most POPULAR products - the TRUSTEE SALES CALENDAR - is updated each and every day. The TRUSTEE SALE is the third phase of the foreclosure process because it's the "when and where" of the actual property sale. The opportunities to purchase a property for cash at an auction are undeniable. There are many bargains at auction. It contains all NOTICE OF TRUSTEE SALE information in a concise, easy to read format that is totally sortable by any column you choose! The Calendar is issued as a printable PDF or an XLS Excel Worksheet.

The MASTER RESULTS CALENDAR (MRC) - is a compliment to the TSC and can be purchasd seperately, either as an individual purchase, or monthly subscription. Every day, we track and add the cancellations and postponements for the Clark County Auction (held at Nevada Legal News) to our Master Results Calendar - And we update and output this calendar weekly (on Saturday)! Each sales day we have representatives at the courthouse gathering data to add to our calendar. If you attend the auction - these are all "must-haves"!

The Daily Pre-Sales Calendar contains all known new sales, postponement and cancellation items for that day's sale and is issued the day prior to the sale as either a PDF, or XLS file. This is the calendar our representatives take with them to the sale to track our data.

The Daily Results Calendar contains the day's results AFTER the sale and is issued the same day (after the sale) as either a PDF or XLS file.

TRUSTEE SALES CALENDAR of NEW SALES ITEMS - FILE RECORDS EXAMPLE

As you can see, all the necessary information is there, in columns, ready to be formatted and sorted! We even added the APN (Parcel Number) and the ZIP code in it's own column for quick and easy finds or sorting! Also, the "NP" column contains the note position of this particular sale! We recommend printing the Calendar to LEGAL size paper if increasing the type size or widening the columns.


MASTER RESULTS CALENDAR - FILE RECORDS EXAMPLE

The Master Results Calendar is a running cumulative calendar of all new sales, postponements and cancellations that we track at the Clark County Trustee Sale. Opening bids, origination dates, postponement dates (both to and from), and reason codes dominate this calendar. This calendar also includes the note position column ("N"), the trust deed amounts on the property (TD1-4) and number of additional liens or judgements on record ("AL")!


DAILY PRE-SALE CALENDAR - FILE RECORDS EXAMPLE

The Daily Pre-Sale Calendar is a daily "slice" of the Master Calendar sent to you the day before the Clark County Trustee Sale. Opening bids, origination dates, postponement dates (both to and from), and reason codes dominate this calendar. This calendar also includes the note position column ("N"), the trust deed amounts on the property (TD1-4) and number of additional liens or judgements on record ("AL"), along with any up-to-the-minute cancellation or postponement information!


DAILY POST-SALE RESULTS CALENDAR - FILE RECORDS EXAMPLE

The Daily Post-Sale Results Calendar contains all information found in the Pre-Sale Calendar, along with all the day's results, prices paid, etc. within. This calendar is e-mailed shortly after the end of the sale.

PHASE IV - TRUSTEE DEED INFORMATION

Our TRUSTEE DEED INFORMATION Report is issued daily. A Trustee Deed is also known as a DEED ON SALE. REO's (Real Estate Owned) are a growing phenomenon here in Las Vegas and Clark County. Our TDI reports are exactly what you need to be first to contact the beneficiary when a property is deeded, granted and conveyed to them after the auction sale. Our reports also contain sale information for properties that were purchased by someone other than the original beneficiary.

This report is issued as a .PDF file.

This report contains critical information such as the document type (A), parcel number (B), the date the Trustee Deed document was recorded (C), recorders book & instrument number (D), trustee sale number (E), was the foreclosing beneficiary the grantee YES or NO (F), date of the auction (G), unpaid debt amount (H), the real estate transfer tax paid (I) and the amount the grantee paid for the property (J). (K) is where you'll find important notes about this record.


TRUSTEE DEED INFORMATION - THE WHO, WHAT & WHERE

More necessary information such as our internal Trustee ID number and Trustee Name (L), the grantees name (M), the grantees address (N), and the property address and ZIP code (O).


TRUSTEE DEED INFORMATION - COMPREHENSIVE PROPERTY DESCRIPTOR

Our Trustee Deed Information reports also contain information about the land use (P), and year of property construction (Q). Also, a complete history of the property amenities (R). We list the number of stories (1), number of bedrooms (2), number of full baths (3), half baths (4), number of fireplaces (5), total living square feet (6), first floor square feet (7), 2nd floor square feet (8), garage square feet (9), carport square feet (10), conversions or additions indicator (11), pool (12) and spa (13), and the property estimated acreage (14)!
